Buying mortgage leads in Canada: what to check

Before buying mortgage leads in Canada, check exclusivity, consent, broker licensing by province and how rejects and replacements work.

Before buying mortgage leads in Canada, check exclusivity, consent, broker licensing by province and how rejects and replacements work.

Short answer: when you buy mortgage leads in Canada, check that the lead is exclusive, that the person agreed to be contacted, and that your compliance team has confirmed the licence your brokers need in that province and approved the fee basis. Then compare providers on the cost per accepted lead, not the headline price.

Vivin Sales charges USD $15 to $500 per accepted lead across its markets, and a mortgage quote sets the rate for your territory and scope. Each lead is exclusive and never resold, and a lead that is off-criteria is replaced. Every fee is listed in your written quote before you sign.

What makes a mortgage lead worth paying for?

A mortgage lead is worth paying for when it names a real need, a timeline and a way to reach the person. Typical needs are a purchase with an accepted offer, a renewal coming due, a refinance or a first-time buyer pre-approval. A bare name and phone number gives your broker nothing to open with.

Define the lead in writing before the first delivery. Say which needs count, which provinces are covered, what contact details are required and what makes a lead invalid. The sample lead shows an example record structure, and the campaign scope defines the fields, evidence and delivery method for yours.

Is the lead exclusive, and why does it matter for mortgages?

Exclusive means one brokerage receives the lead and the provider does not resell it. Mortgage inquiries are time sensitive, and a person who asks one broker for a pre-approval may still talk to others on their own. A shared lead adds competitors you did not choose. Ask for the exclusivity promise in the agreement, not in a sales email, and read exclusive vs shared B2B leads for the questions to put to a provider.

Who needs a licence, and what does the provincial regulator require?

Mortgage brokering is regulated by the province. In Ontario, the Mortgage Brokerages, Lenders and Administrators Act, 2006, published at ontario.ca and read on October 23, 2026, says in section 2(3) that an individual shall not deal in mortgages for remuneration unless he or she “has a mortgage broker’s or agent’s licence” and acts for a brokerage, or is exempt. Other provinces have their own laws and regulators, and Quebec’s rules differ.

Because the rules differ by province, confirm with your compliance team which licence your brokers need for the province the person lives in. Give the provider your licence list for each province, and ask what happens when a lead lands outside it. Vivin routes by territory, and a lead that arrives out of territory can be disputed in the review window. Your compliance team approves the actual services, the fee basis and the campaign before launch, and paying per lead does not by itself establish compliance with any rule. This guide is not legal advice.

Do CASL and the Do Not Call List apply to mortgage leads?

Both can. For commercial email and text messages, section 6(1) of Canada’s anti-spam statute, published at laws-lois.justice.gc.ca and read on October 23, 2026, prohibits sending one unless the recipient “has consented to receiving it, whether the consent is express or implied”. For calls to consumers, the National Do Not Call List page, read on October 23, 2026, at lnnte-dncl.gc.ca, says “A consumer’s choice, a telemarketer’s responsibility.”

Ask any provider to show the consent record on a sample lead: date, form or page, wording and the brokerage named. Vivin works from the consent the person gave when they asked to be contacted and records when and where they gave it.

What should the contract say about rejects, duplicates and replacements?

It should name the reasons a lead can be rejected, the evidence you need to supply and the window for doing it. Common reasons are an invalid number, a duplicate, a person outside your provinces and a lead with no consent record. Under Vivin’s lead agreement, a delivered lead can be disputed within 5 business days of delivery under the written criteria, and a lead that failed a gate is replaced with one that passes. The wording is in the lead agreement.

Should a brokerage buy leads or appointments, and what about pay per close?

Buy leads when your brokers can respond quickly and run their own conversations; the pay per lead hub explains the billing. Consider appointments if broker time is the constraint. Vivin charges USD $100 to $500 per attended appointment, no-shows are never billed, and cancellations with notice are replaced. Every fee is listed in your written quote before you sign. Either party can end a campaign on 14 days written notice.

Vivin lists mortgage brokers for pay per lead and pay per appointment, and its mortgage page does not offer pay per close for mortgages. See the mortgage pay per lead page, the mortgage pay per appointment page and the mortgage industry page. To compare providers, use the pay per lead company comparison. Frequently asked questions

Can I buy mortgage leads for one province only?

Yes. The written quote sets the rate for the selected territory and scope before launch.

Does a mortgage lead mean the person is approved for a loan?

No. An inquiry is not a loan approval, a rate commitment or a prediction of funding. Eligibility, applications, disclosures and advice stay with the licensed mortgage professional.

Who collects the person’s financial documents?

Your brokerage does, through its own secure process. A lead record should carry only the agreed contact and need fields.

Is a mortgage lead provider regulated?

Rules depend on the services and province. Your compliance team should review the services, fee basis and campaign before launch.
